The margins are slim to begin with so you need a market where the homes are selling where you can easily double your returns otherwise in my opinion it simply is not worth the time.It also must be in a market where buyers can pay cash since financing can be extreamly difficult to obtaine in many markets on a mobile.

Also, vacancy budgeted at 5% seems slim to me, but I don't know the current/past vacancy rates or the area the property is in.One thing I notice is that your template specifically states that if the property is 6+ units your capex should be budgeted at 10%.

As far as exit strategy there really is none because most likely the house won't appreciate in value and there will be slim to no rent increases.
