@Cole FleishourDoctors or not, I know some who are on drugs and alcoholics, they are human like anyone else.If they have violated at least two items of your lease agreement.

At minimum, (1) any criminal drug activity or (2) other criminal activity or drug and alcohol abuse that threatens the health and safety of the residents or staff or hinders the peaceful enjoyment of the housing premises, is intolerable.

In my opinion, I've found that the most important piece of owning an alcohol and drug recovery home is the manager.

And when you add a time limit, it seems even more reasonable that you are allowing someone to rent if they have shown they are rehabilitated.Might be harder to 'pass the test' if you had other guidelines that eliminated those with a record of, say, embezzlement, alcohol on the beach, curfew, or marriage fraud.

I fish in Kamloops yearly.. not as robust as Kelowna for sure..

owner occ houses are doing quite well right now given the rates.. so i dont see a crash if anything i see owner occ purchases at the median price point in given markets to continue to be robust.. and on the investment side a flight to fixed assets and safety even if their is a temp issue with getting tenants or collecting rent.... stability will be important..

People that are of sound body and mind and free from drug/alcohol addictions will find a place to live if they can no longer afford the place they are currently living.
