Don't think you just repaint and increase ARV or cashflow, you need to buy at a good value that is low enough to withstand market cycles (drops and other bumps in the road) so you can sell when YOU want to, not when your house stops being underwater.

Opendoor then repaint the entire house, make it "nicer".d.

I see a lead paint program as a necessity to force landlords to update their properties, many owners will have to decide if they will re-paint or install vinyl siding/windows or dump their properties to new owners who will.

One of the residential units needs paint retouching and the commercial unit needs to be repainted and a good scrub down to remove any lingering doggie odors from the former business that was there.

We are in getting it repainted but the painters say that the sealant will show threw the paint.  

I have gone into each property i have bought knowing i was going to be putting money into it, whether its a new roof, furnace, hot water heater, bath, kitchen, floor refinished or total re paint , and some times a few of the above. but i knew those costs going into it and allowed for them in my numbers. if you do not do your do diligence and allow for it, then you will not make money.

Unless this is standard in an area, which I doubt, it could be that the PM has landlords who procrastinate too much about repairs and repainting and so forth during the downtime, and out of desperation, the owner of the PM has said "right, you can leave it empty for two months arguing about the paint but your gonna pay me whilst it sits there", and over night, the PM adds a $30 don't piss me off charge.You could just ask them why they have this charge.

The whole house will need to get re-painted, new carpets and minor fixes throughout the home.

Now , if your plan is to just repaint a house and redo the kitchen like HGTV and make $50k+ thats fine.

We did the painting ( ehere she perferred) then after 2 weeks later she wanted the bathroom repainted.
