you know good timber grows at a 12 to 14% COC return annually they are not Harvard if they are not smart and understand the value play in Timber long term.the other thing to mention is that we dont know the species I just assume its all doug fir but if there are hardwoods in there then the value drops..

It's on a slab, and tile is able to soak up the punishment.Laminte - look how good it'll look the day the tenant decides to mop the floor......laminate just gets wrecked, which is why we use a floating vinyl plank flooring (glued edges) for all the non tile and non hardwood floor units.I would only use laminate if I could be sure the tenant will look after it (which we have done recently (wood engineered) for one of our social tenants and their 'forever' home).

I have a rental available and the prospective tenant at a showing asked to repaint all the walls and stain the floors....mind you I just pained the whole property and paid several thousand to refinish the hard wood.

That would require sealing three doors and creating 3 doors and moving the closet walls then drywalling it all and patching the hardwood floors where walls moved.
