Since they are 20 year am notes (which can still provide good cash flow in houston) by the time they expire (if I still have them) a giant chunk of principle will have been paid down.

If you don't already have a great mask, I'd invest in one, and a giant shovel.. good luck,  I can see the potential here!  

I have a giant pile of debt (mainly student loans, but also an assortment of the other "normal" debt), and as a Dave Ramsey fan, had planned to not purchase any real estate until I was debt free.

I am spoiled with giant monitors both at home and at the office and I can type and function significantly faster on a computer vs a phone.
