Some are, some are administrators, and others are facilitators.

I've bought and sold 6 notes on FCI Exchange and their system is very good for listing and facilitating the transaction. 

There are also note investors that can help facilitate the process.  

So no way to facilitate situation for all three parties.

@Robert HastingsAssuming taxpayer has a de minimis election in place, the expense is below de minimis threshold, and the consultant fees don't show up on the closing statement, which I'm sure they don't, taxpayer would expense the fees via Treasury Reg §1.263(a)-1(f)(3)(i).If not then the question becomes: is this investigatory cost "inherently facilitative" under Treasury Reg §1.263(a)-2(f)(2)(ii)? 

First thing I need to do is just land that first deal and I feel a realtor that is good at his/her job will only help facilitate this.
