A little background on why I am asking:I have two girls and they are likely a little to young to jump in and help, but I want to collect some ideas to get them started as they grow older.  

For example, as an investor, I invest in real estate not for the profit, but because I want to generate enough passive income to spend time with my daughters, so that my wife does not need to work 12 hour night shifts, and to leave a legacy for my girls and my future grandchildren.

Now we see who the big boys and girls are and we are already seeing those who thought they were on top of the world come down faster than an avalanche That will weed out 70%+ and lead you to serious syndicators compared to those who run it like a side hustle and not a business.

@Dennis M.Dennis it is the same reason why my 20 year old son has never experienced being in a head up scrap or called a girls home phone and have to get through a grilling of her dad before passing the phone off to her.

This property is in an older community,  but still only 25-30 minutes from the University of South Carolina Columbia College (an all girls school).

My dad lives in that house and manages the rehab over that year; I bring my girls and stay overnight once a week.

This was a family with a 4 y/o boy & a 2 y/o girl.

In the midst of this, I also started a family and welcomed a baby girl into my life.Now, I'm here to connect with more incredible individuals, forge meaningful partnerships, and seek out new opportunities.
