I would argue that I will save on vacancy and property management due to the relationship to the tenant, that might make it look a lot closer to the $1850 on an equivalent basis.

If you want to be conservative then you can put more down, but leverage is what makes real estate so attractive so I would focus on that as much as possible but keep cash or cash equivalents in reserve so you can deal with any issues that come up.
