I'd just make sure any contingency with the boat is aligned with disassociating yourself with any liability; meaning I don't know what legal extent that is but get a lawyer to draft it up and have it as an add-on for the STR at a fair cost(under or at renting one).

The other posters in this thread have covered pretty much every reason why it's a good plan to avoid buying a condo as an investment if you can.I'll just add one more that I didn't see mentioned - Condo appreciation rates are way lower than single family homes.Browse around Zillow and look at some condos for sale in your area, then scroll down to the price history.

Does your homeowner insurance include zoning insurance for unfortunate discoveries like this (this is sometimes an extra you have to add on and almost no one does).
