I've just found over the years that people can't see past the current state of the project and it ends up being a waste of time to show it.

I have already filed for an assumed name at the local county awhile back but recently found out that you could file one at the SOS, and started to wonder the differences.

I'm going to try and get to my local REI meeting, they have a "first time visitors pass, 2 meetings@$20 each" I've just been scouring the area looking for property that looks distressed, taking down the address and coming home to research it.

I still consider myself one...I'm not trying to offend anyone here.But I guess I've just lately been noticing just how many newbies who never bother to learn the business are running around out there, trying to buy, and in the meantime making it just a little harder for the rest of us.Case in point -I do keep an eye on the mls, just in case.

I've just completed a total remodel of a 4plex in Edgewood, 4400sqft, 8bds/6ba(4 1/2 baths), 4 garages, on 0.4acres, ROI puts the value at $800K.I owe $430K my appraisal came back at $565K.  

So I recently found a home that I want to rent out. 3 bedroom 2 bath and the house is located in a culdesac down the street from a elementary school.

Right now I've just said we currently aren't renting, but when it comes down to actually renting, I'm going to feel awkward saying "no family".
