"Demo" is not a description that will carry if they decide that what they agreed to demo is different than what you expected - no matter how many times you told them during the walk thru. 

@Chris Kendricki bought an off market SF in December for 45k - fixing it up nowdid some of the demo and clean out myselfhoping for ARV between 135-160will refi at 75% to pull out 100-120will move on to next one

@Amelia McGee i would suggest to be around the job site often to learn what you like to do, what you can do to save money, and what you will hire out no matter what the cost or potential savings.Personally, I like to demo, but it’s so cheap and so much easier on my body to hire it out.

After a week of demo, the interior was taken down to the studs. 

Everything should be based on firm milestones, like demo, passed rough in, cement board hung and waterproofed, tile complete, etc.

Replacing roofs, and utilities, redoing floor covers, and demoing a wall for an open concept should be enough to chew on.1b) It is easy to underestimate the condition and scope. 

I have suggested a demo for smartzip. 

Also, with all the demo done, why are the ceiling still intact?

If there is anyone in the Denver/Metro area that has capacity for some mentoring/guidance and needs help with anything that someone with little to no experience can do, I am willing to help (demos, moving, assembling, etc.). 

I’ll dig a little deeper with it and maybe do a demo.
