I know many investors in our areas who bought their SFR/Condo buy/hold properties at the right time (Buyer Cycles I and II), are now unloading their properties because they made stupid equity, and are doing 10-31 exchanges into multi-family properties out of state.

That leaves Steel, concrete and lumber material costs.  

It’s better than when lumber was a lot higher.

If you look at the spreadsheet below,  the lower the "D" ratio, the higher the demand of homes in this school cluster and easier for the seller to unload their properties due to low inventory and high demand.

Hello @Tommy Fountain, I have packages of properties to unload.

You can fit 8ft lumber inside a Honda Fit and be able to close the hatch if you lay the front passenger seat down and push the lumber onto the dash.

Plus, lumber is down from where it was, and other commodities seem to be coming down too.
