I used to let tenants paint if they asked first, the color was agreeable, and they agreed to repaint it upon move-out. 

My husband and his friend re-painted one room and touched up a couple others when we thought we would just re-rent it.So if you read all that you're a champ. 

Plus, if we lost a tenant we were struggling to recapture, repaint and whatever else we had to do to find a new tenant. 

Look for properties that look like they need to be repainted, have long grass, clogged gutters, other deferred maintenance, and knock on the door. 

If it is just paint, you'd be better off leaving it until she's gone and making sure you have enough to re-paint. 

In 6 months they broke 3 light fixtures - I had reports their kids were spraying a garden hose from the outside of the house into the kitchen, broke a large kitchen cabinet door, broke several plastic pieces of a new higher end Fridge, fist sized hole in the wall, carpet stains and the entire house may need another repaint, damaged woodwork, scratched kitchen cabinets, stole the curtain rods, curtains my wife spent a lot of time picking out stolen, destroyed the back yard - let the weeds grow several feet tall in the flower beds etc.  

However, they repainted my living room, dining room, first bedroom, and damaged my master bedroom.

I normally repaint the place after tenant moveout, and nowadays I use professional painters.

If smoking does occur on the Premisesor common areas, (i) Tenant is responsible for all damage caused by the smoking including, but not limited to stains, burns, odors and removal ofdebris; (ii) Tenant is in breach of this Agreement; (iii) Tenant, guests, and all others may be required to leave the Premises; and (iv) Tenantacknowledges that in order to remove odor caused by smoking, Landlord may need to replace carpet and drapes and paint the entire premisesregardless of when these items were last cleaned, replaced, or repainted.
