Uslegal.com describes a slumlord as "A slumlord is an unscrupulous landlord who milks a property without concern for tenants, neighborhoods or their own long term interests."  

Now I know when I borrow money from the HELOC it's not an inheritance, but hear me out - I'm not taking out the checkbook and paying a car payment for example and then worrying I won't have enough for milk.

Throw this lead in the recycle bin and go find someone with equity and motivation.

Landlord had everything documented, as she ran through the dates and events there was a clear escalation and it was quite apparent the tenant was just setting it up for milking out as much free rent as possible.

Could you somehow "recycle" your own 4plex(es) and 24plex instead of selling and purchasing again?
