In a JV my holding company is investing right alongside another investor or group of investors and in that scenario you have no choice to but acquire the property under a separate LLC that's going to hold the title for the property.

All of the sales went smooth, no real hiccups, and not a lot of time out of my day. 95% of buyers have their own agent, and so long as you allow them access and have seen a few standard contracts, then you most likely can do it yourself.With that said I do/did have a solid RE attorney who I could count on in case of any questions.

It depends on how much you can make if you are really good and focus on your W2, then it would make sense to invest passively alongside other RE operators that have been doing what they're doing for a long time.
