I do think it says a lot that the Appraisal Standards Board of the Appraisal Foundation http://www.appraisalfoundation.org (The banner reads: Authorized by Congress as the Source of Appraisal Standards and Appraiser Qualifications) says (as Zillow's President cites) "The output of an Automated Valuation Model (AVM) is not, by itself, an appraisal." http://commerce.appraisalfoundation.org/html/2006%20USPAP/ao18.htmSean

I generally agree with your assessment, but do you think that with all of the capital floating around combined with all the hype surrounding real estate there’s a possibility of continued price appreciation/cap rate compression from investors willing to pay more for the same NOI?

There is another thread here on BP where the idea was float of one spouse 'taking a year sabbatical' from work to lower their taxable income down for a year where they can 'harvest' some of those accumulate losses.
