I am a ex-touring musician and first was playing shows in Philadelphia in 2017 in the Northern Liberties/Fishtown area when apartment buildings cost the same amount as a sing-family home in Nashville (current residence).

@Shawn Fletcher I'm not sure if you have a solo 401k plan that is with one of the larger custodians or if you have one that enables you to self-direct and has more robust features. 

There's a fine line between helping and enabling.
