It helps joining groups/masterminds where the "desired behavior is the normal behavior".

You have no control over who they are letting using your property and if you're not familiar with STR guests, there are so many horror stories of bad guest behavior it will make your head spin.

How are you incentivizing your tenant to exhibit good behavior and take care of property well? 

To some extent I think how property managers list their properties in a particular area may be driving consumer behavior in those areas.
