Force fitting commodity hospitality assets into normal single family homes is what's risky bc it's so easy for John Doe and Joe Schmo on the same street to do the sameRemember that a hotel room is an STR ... so is a luxury villa with full staff and in-house chef in the French Alps ... and so is your basic 3b/2ba Airbnb listing in Normal-ville USA (sparingly furnished with IKEA furniture).

I am also looking into hiring a VA since I am an IT Manager for my W2 job and don't have a lot of spare time to focus on other areas.  

Storm ponds, storm sewer, property water flow, fire hydrants, utility access, sidewalks, soil compaction, driveway access, landscaping, facade requirements, fire suppression, fire walls or building separation distance, fencing, setbacks, required parking, outside lighting, epa, Corp engineers, grading/elevation, etc.  

Don't want to spend an arm and a leg either (although I can spare it, i'm still a cheapskate).We buy & rehab houses for rentals.

We'll get more into the specifics on the foundation and engineering in a later post, but SHORT version is this is a CMU "Concrete Block" foundation over concrete footer, engineer checks out integrity of existing foundation, floor system framing, and soil compaction.
