I've listed some (that I can afford below) for thoughts/feedback:Reston - Near Silver Line metro and Reston Town Center; Companies setting up shop in RestonHerndon - Upcoming metro (Silver Line); potentially in the "path of progress" once the metro opensSterling - Nestled between Reston/Herndon areas and Ashburn; another "path of progress" market that's still affordableIn terms of budget, I've received pre-approval for conventional loan with 5% down payment and would be comfortable in the 400k-550k range.

The house remained vacant throughout this time because it was in need of a gut rehabilitation before allowing it to be marketable.Not looking for a silver bullet because "intent" is a subjective interpretation, but appreciate the opinion of an experienced professional.  

What if you knew neighborhood details too… We would pull to the entrance of the neighborhood and jot down some notes in the corner of the page ie “Eagle Point, 2 lights south of the Walmart on Kennedy.

The Wells Fargo Golf tournament which has very discriminating criteria was held a few years ago at the neighboring Eagle Point golf course. 

@Jscott--The commission is not my first priority, particularly if the listing agent will be more inclined to deliver my offer to the seller on a silver platter.

If I were to own it I think I would work the front desk myself, see if I can be trained to operate it by the previous owner and hire only what is absolutely needed.I would like to install 8-10 foot wide home theater front projection systems with my custom built high contrast silver screens into at least 5 rooms and bump up the prices for these rooms a bit.

Is it just me or does it seem like most of the very successful investors didn't have the silver spoon?

I am so sorry to hear you had a bad experience, but the silver lining is you will be much more skeptical in the future.
