If you needed to open up walls and then patch them it might make sense to use a GC since they would handle the demo, patch up, and clean up while the electrician would just wire up the place. 

If you like these guys then have take care of the patch/paint.

I found them to be a rip off,  I had them come out for a heat/air system, and they found every excuse to not pay, I didn't clean it enough, not a covered repair or they wanted to patch it.

This can be a pretty large cost if 1) the ADU is very far from the street or 2) you have to cut into a concrete driveway to run the sewer (and then patch the concrete).

Patching/painting, all the wear repairs, cleaning of flooring.  

So for instance, if there is a leak roof on a 3-family you could decide to patch it and then make a full repair in a year or two.

I spend 500$ to get the apartment cleaned and painted/patched up.

(New carpets, painting, patch that nasty cosmetic whatchamacallit, etc.)I usually try to get 25% of the price as gross potential profit for my investor, and I charge a 6% assignment fee based on what the seller makes.
