A better formula is:cash flow = (rent * 50%) - P&IThis is the "50% rule" and is discussed at length in sticky threads in the Landlording and Rental Property forum.I think a good base for your cash reserves is six months PITI.

You have to be choosey which custodian you use as some are more "sticky fingered" than others in how much freedom you have for checkbook control.

I remember people making runs on the stores for water, TP, rice, and Spam any time a natural disaster hit or a tsunami was forecasted.
