I don't think many will argue that it's probably the path of least resistance and gives you the experience all first-time investors are looking for with less risk.Taxes are what they are here in Illinois so just factor that in......there are still good deals out there....keep writing offers and one will stick.

Tile floors or high durable and water resistant laminate/linoleum etc, new coat of paint on the inside for sure, maybe new paint on the outside as well if really needed and get some reliable but not fancy appliances.

For landscaping, we keep the lawn small or non-existant, install native drought resistant plants watered via a drip system, and use large quantities of mulch and/or gravel for ground cover.
