Ordinarily, the entire process without any hiccups will take 11-21 days from start to finish. 

I have had decent success.Because of my success, I now have people interested in investing along side me. 

These folks should spend time finding a money partner then doing the deals together to gain experience and have some financial wherewithal to fall back on if there is a hiccup.

Didn't seem like an issue until I saw NPV calculated alongside the 50% rule.I don't necessarily use IRR to make decisions, because the decisions I make by default have a favorable IRR.

Wholesaling is a constant factory of marketing, processing leads, making offers, selling properties, managing transactions and dealing with the hiccups that occur with this.

If they can't come up with a few thousand dollars for an EMD, then any hiccup at all will be too much for them to close.  

Total added renovation costs $25,000.Obviously not optimal, and my first major hiccup in the state.  

I was in a similar boat, I had gotten a pre-qual from my lender in January, ran into some hiccups with my timeline of buying a home and not finding one, had to reapply in April with the same lender and had no issues, just provide an explanation for the inquiries I had in January.My other advice is to prepare for the new inquiry. 

You might get 20% but don’t budget 10% 😬Oh yeah, and the last 12 months (in a great economy) are going to look a lot difference if there’s any kind of “hiccup”.
