They just cut new supply and returns in the ceiling. 2-3 day job.I spoke with an HVAC contractor for a house job, and he wanted to do all sorts of crazy unnecessary things, like putting new supply vents in a hardwood floor, and retrofitting an AC just for the master bedroom.

I will suggest that if you have hardwood floors anywhere, gets those finished instead of carpeting.

here is the low down-- The house is 896 sq ft and their is a large, spacious unfinished basement, needs some work on the roof (possibly a new one), refinish hardwood floors, paint, and replace a few doors.

Real estate is such an emotional asset also that takes much more into account then comps, even comps aren't really comps when it comes down to someone disliking hardwood floors or loving the surrounding area.

Laminate is typically cheaper and more durable than hardwood and much easier to clean and maintain than carpet.

.- When houses have hardwood floors throughout, we refinish those in a natural finish (just poly/no stain), and then do a groutable vinyl tile floor, or ceramic tile in the bathrooms.- Use a grey or greige paint for an updated look.

Luxury vinyl plank....looks like hardwood/laminate but is made of vinyl.
