Not because they might screw you, but because a nice home that is in reasonable condition at a reasonable price rarely requires desperation as a fulfillment criteria.

That way commissions are split as they want AFTER your brokerage fee contract obligation is fulfilled. 

They often have terrible credit and won't care about trashing it some more by failing to fulfill your contract.If you consider owner financing, you need a good mortgage, promissory note, and solid protections.

I think what you're saying is that a partner would house hack to fulfill the residency requirement, and you'd try to take advantage of the lower DP and split the profits somehow.
