Unfortunately, I think the hard truth is that saving up the cash for the down payment the old fashioned way is likely to be a better risk adjusted option.

Having said that, after establishing relationships, in my experience, if you pay them in a timely fashion and call them often, they will allow for simply material based payments upfront with the bulk of payment due upon completion of the job.

Ultimately we passed on using the platforms and instead opted to do it the old fashioned way. 

Until I understand that, I will continue to look for deals the old fashioned way and will continue to report robo-dialers as SPAM to my provider and have their numbers blocked.

I'm under contract on another property in Ocean City Maryland so not looking to enter the Lancaster market in an STR fashion for a bit.

:@Levi T.Not responding to a member of a protected class due to membership in such class is discrimination.There is not a single case, successful or otherwise, where someone has claimed discrimination and won, based on someone failing to get back to them in a timely fashion, or not at all. 

My issue is I do not have the technical skills to build that out myself, so I find myself stuck doing things the old fashioned way. 

You should have a non-circumvent/non-disclosure with both parties in case they decide to boot you out of the transaction.Assigning a contract is not illegal, but you'd BETTER read your state's laws to make sure you are not operating in a fashion that gets you fined, imprisoned and lose your business and assets.

You can buy homes the old fashion way--with an agent through MLS listings, you can buy a home from the owner without a realtor, you can buy homes at auction, there are probably more ways...Can you be more specific?

Call me old fashion but I think it's all a scam!
