You do so by going to the Secretary of state website and making an amendment to the articles of incorporation.You also would be required to file a business return if there are more than 1 owner(Either a partnership or an S-Corp return).

You should offer the entire lease just updated preferable BUT can also just send the tenant an amendment/addendum which just extends the current lease to whatever date you both agree on.

If it benefits you, you can do the cost seg in 2023 or even 2022 if you amend it. 

If so, possibly amending their return and claiming the refund.

I would encourage you to just state you want to send an amendment to the price (or repair addendum showing what want fixed, usually price reduction is easiest with amendment for AS-IS properties), attach a copy of a quote from a GC/sub so the other party knows it is legit, and then move forward if the numbers still work, or back out if the deal is dead.

As per their contracts with the landlord, they have the right to terminate or amend it at any time during the 12 month contract period.
