Accredited investors are usually fine with 7 to 8 percent pref as the money is in the bank collecting dust and they do not have time with their businesses or busy corporate jobs to chase yield.

Are you only going after accredited investors, or are you doing a Reg A+?

Hi @Jordan Crumley, if you're an accredited investor and you decide to 1031 exchange, you might consider reinvestment into DSTs (these would most likely be outside the Boston area).

Provided you're an accredited investor there are hoards of syndications presented on crowdfunding sites.  

... or you could signup as an investor with Lending Home (you need to be accredited) and buy their notes (on a fractional basis, so you can spread funds across as many notes as you want).
