Our general inspector told us most likely the sewer line is fine, and the breach in the foundation is what is causing the water to build up.We plan on doing a complete remediation of the crawl space, patching the foundation, perimeter drainage, sump pump, vapor barrier, and then putting gravel down.

Remove a window and patch it and to add an egress window. 

Know which crews want termite ridden, asbestos covered 2/1 800 sq foot sitting over sinkholes vs the patch and paint 4/3s in gated communities.  

So does painting a wall or patching a hole.

If the landlord pays utilities I go to 60%.Now there are a bunch of investors who manage property themselves and cut corners or repairs and patch and let things go past their prime if still working.This is how the investors are showing above normal cash returns.

Like patches and stuff.

It needs paint , carpet, windows, dishwasher, a few holes patched and a new shower.

. $115K ARV signed at 67K. needs about 10k in work. house was hit in tornado. whole second floor was redone( roof, bathroom, bedrooms. everything). needs work to patch stucco near foundation, paint/stain on main floor and an update to the kitchen.
