Recently found a property with owner financing.

Hi all,I recently found a mentor in my area that is willing to help me out with my first flip.

I recently found a fsbo 2 br 11/2 bath duplex with 9 storage units.property is 12yrs old a d above average condition. the owners built it right, metal roof,vinyl exterior,tiled floors ect.property generates 2230.00 monthly at full occupancy. expenses are as followstaxes. 308.00Insurance. 82.00trash. 33.00water/sewer. 40.00lawn care. 200.00repairs/cap exp. 87.00total expenses. 750.00 monthly155000 purchase pricebank finance 112000@ 6% 15yr payment 1046.38owner finance 43000@ 5% (231 monthly)10 yr balloon payment of 35208.this would give me 12000 cash back. minus closing cost I should walk with 7500 in my pocket also.

At my local REIA meeting, I recently found a tenant screening site that's a mysmartmove affiliate.

I've just returned from making a trip out to the property. 

I've just seen too many agents, even well intentioned ones, set 1st time investors up for total failure because they simply didn't know any better.
