Property auctions are filled with sharks that can smell blood of a newbie in the water.The first few times you go, do not bring cash or any other way to purchase a property. 

They may also try to continue to undercut each other by marginal amounts each time – after a certain point there’s no sense string them out too long trying to squeeze blood from a stone.

@Scott Trench I agree with you about the quality of the market segment you are targeting and at the same time be very careful with the thinking that a blood bath in high end rentals will not impact the lower end properties.

Please stop telling folks how much money we are making down in Athens Georgia by University of Georgia ;)Shout out to @Steven Duffee and wife Donna, whose blood sweat and tears helped turn this dilapidated condo into a money making beast!  

I would look into putting a larger or second air return vent in, this will help you circulate more air through the system and could have a big impact and will not be very expensive.

I guess it's in my blood!

she has not come out of pocket one penny for any office visit, ultrasound, blood work etc.

Who knows what's up for me next,, I've got the rental business in my blood and will probably invest again in the future but for now I won't have to worry about the phone calls for emergency repairs.
