I did a short "sentence" with those folks right when I turned 18, naive early years when I bought the BS... and now won't even let an MLM recruiter from any company get three words out of their mouth before I let them know I'm the wrong guy to pitch.

But, according to her, all it took was that moment of clarity where she realized that NO-ONE but herself alone was going to ensure her future success & it wasn't going to be achieved through the drudgery of a 30yr 9-5 sentence. 

Did you watch some Youtube, hear some new words, and just believe connecting them into any sentence someway transmorphs you into an actual informed expert???? 

Again looking at the last sentence, you say "landlord" policy, I guess the same logic would apply if it was a "vacant (builders risk)" policy for a rehabber?

Period, end of sentence.

When and if they respond, it is generally a one sentence response and like everyone else has been saying, they operate out of India so the communication process has been VERY difficult.  

Choose something standard, that most investors use and your CPA clears as a good idea, such as a single member or partnership LLC for a buy-and-hold, and then focus on making money.So many things about your life and financial situation can and will change between now and your hypothesized "exit" that coming up with an elaborate "exit strategy" strikes me as a waste of time, time that should be spent figuring out how to run & profit from the investment instead.If you absolutely must come up with an "exit strategy", to check off that box or something, then my recommendation would be that it should be something so simple that you can write it on a napkin or in one reasonably-sized paragraph (3 or 4 short sentences max).

First sentence from one of their offerings: THE LRO's will be unsecured....The LROs will be unsecured special, limited obligations of the Company.

Even in the first sentence, it seems. " If you’re looking for your next rental investment, you’ll probably want to steer clear of any major tech hub."
