Abrasion resistance LF is strong abrasion resistant.

Convection electric resistance heating {aka: electric baseboard, EBB} while theoretically approaching 100% efficiency in converting electricity to heat suffers from the convection part of its name, which makes it more difficult to disperse and regulate heat in an even and timely manner.

Also, this load is not being supported by nails even though nails do have decent shear resistance. 

You definitely won't have many issues with your paint job, it's mildew resistant.....releases moisture...can withstand high heat and uv protection.

@Chris Martin So if you connect with a homeowner that is looking to sell their property and has already contracted with a broker, do you typically stray away from those deals because they might resist these more "creative" approaches?

Other communities resist short term renters as they assume the renter is going to party hardy and disturb the peace and quiet of the neighborhood.  

The key with water is to always try to keep it away from the structure in the first place, and anything that can't be kept from the structure, give it a very low path of resistance to someplace else.
