We've have had similar problems with both pets and garbage (apparently the garbage bin, at the side of the building,  is "too far" of a walk, so they leave bags on the fire escape for the raccoons and crows to rip open and shower down on the neighbourhood).We first sent a letter to all tenants reminding them of their obligations for their pets, pets belonging to their guests, and their garbage.When that didn't work, we sent another letter proclaiming our disappointment and the actions we were going to take to remedy the situation ... namely hire someone to pick-up the dog faeces and garbage and to ensure the garbage is put curb-side for pickup on garbage day each week.

Of course the analysis charge would be added to any fines levied onto the tenants and it's enough of a sting that it would curb repeat offenders.

Hi Chad,Will the unit and the overall curb appeal draw market rent payers, or is it discounted due to some reason.If you raise and they decline, they will move out, and you will have to pay to "Turn the Unit" and cover the mortgage while it's empty.How long are comparable/competitors units setting unrented for.How much will the turn cost.How much will it cost to make the unit from it's present state to a state that will attract market rent in the time comparables attract it.Will you be the labor 100%, because in some areas people say this type of labor is back scheduled, meaning turn delays.

In an effort to rebuild communities and make a modest amount of cash I have decided to buy the vacant lots for $2,000 or less because most have the infrastructure ie water, electric, gas, and curb cut existing thus saving minimum $14k in development cost while purchasing the lots from the county land bank saves a minimum $8k.

My crystal ball is getting repaired right now, so I dont have the answer for what is about to happen, but my guess is, oil and gas will continue to climb, run away inflation will continue, the feds will raise interest rates to curb inflation which will only slightly dent it, and until our policy makers get their heads out of their rear and start being proactive instead of turtle like reactive, things will not get better anytime soon.Owning real estate is the greatest hedge against inflation in my opinion so that should be where you should be looking to make some acquisitions.
