I would be VERY worried about electrical bill included in HOA fees.. when people do not personally pay for stuff they overuse and abuse .. no individual units meters is trouble.Check financial status of HOA for as many years as practical .. do they have reserve syudies and matching reserves per study .. they can hit you with an assissment that will quickly convert 2% rule to 0.5% oneOtherwise looks good

There was zero chance the wholesaler would intentionally default on our agreement (I know him well) but if he were hit by a bus the day after the first closing I would have been caught in a mess so it was really just protection from Murphy's law.Its a bit off the chain but I haven't seen anybody do it this way.

Foreclosure/bankruptcy I MIGHT ignore, if A) it was at least two years ago; B) there is not a rash of abusive consumer items that precipitated the foreclosure; C) There are no NEW late accounts or collections since the discharge (and ideally, there is some new positive account information); and D) everything else, especially landlord reference and steady employment checks out "stellar".
