Call other rentals, check the local classified and CL..In my area an affordable 3br 1 bath rents for $700-750..It can be lower or higher depending on the property/location, amenities, etc....

I don't use leverage as a tool, I don't use the 1%, 2%, 50%, 10x or whatever rules, I don't use complicated online calculators, I don't run spreadsheets, I don't analyze every single detail, I don't buy a property with hopes it loses money so I can write off the loss, I don't classify real estate in A, B, C, D, E, F, G....I classify it as a property that makes me money...money I can then snowball with other rental money to buy more rentals...this extremely simple, non complicated method works VERY well and I encourage everyone to try it...lolExample: find a house on MLS that's listed for $50k in a descent blue collar area...offer $25k...repeat until offer accepted.

I've house hacked myself, in three separate ways.1) Bought a duplex and lived in one unit while the other unit was rented to another family.2) Within the unit I lived in, I got a roommate that I rented a room to.3) I rented my basement of my unit to someone who needed a place to store their belongings (it was cheaper for them to rent from me than to rent a storage unit)It's a little extreme the way I did it, but any of those individually would classify as househacking by themselves :)Hope that makes sense.

Out of that $100 there could be $10-$30 classified as 5 year assets, $10-$20 classified as 15 year assets and $50-$80 classified as 27.5 year assets based on the facts and circumstances of the property.
