@Joel Owens Honestly I'm not the biggest fan of low VOC paints and they are rarely used in Arkansas.

They are now almost all aluminum framed with tempered AR glass that does not crack or fog. 

The only states that don't allow this are Alaska, Arizona, Arkansas, Florida, Kentucky, Montana. 10 units is pretty small and you can probably get just one investor.

I don't know what would be a better job other than being a RS agent but I'll tell you what I'm doing.

I wouldn't walk there at night without an AR-15, 2 Glocks, body armor and a military escort.  

Fortunately you are in Arkansas...........the most landlord friendly state in the union.
