Out of town owners, inheritance owners and poor property management can lead to inefficiencies like below market rents and unnecessary expenses.  

I stand by my assertion that legal help is unnecessary in Arizona.

The tenant sent me a letter with a copy of a cleaning receipt, saying that he hired a cleaning company (which I am familiar with and know to be legit) upon arrival and that it was unnecessary to withhold a portion of his security deposit for deep cleaning and pet stains.

I only ask because I've searched the internet day and night, reading forums from people that have been investing and they don't understand some of the foundations of investing( key-terms)..I find that some of these individuals were the same ones who jumped in and made unnecessary mistakes that didn't have to happen if the spent a little more time studying.

Up until that time, you are giving away money, subjecting yourself to unnecessary fines or lawsuits, stress, and complete chaos.I am willing to bet if MikeOH or any other long term investor is completely honest, they have had many "lessons" that either cost real money, or they have had very close calls and just got lucky.

I refuse to pay out the *** for that ****.Standard Deductions need to increase, as do personal exemptions.If that gets done, I'll be much happier.And to keep the deficit down, cut out all the unnecessary programs.
