It isn't always about the money/bidding wars--there is a lot to be said about ease of doing business and trustworthy relationships. 

This is why it’s so important to find that trustworthy contractor.

If somebody is debating in investing in a in state/ or out of state property the first thoughts that come to mind are "what if we run into a bad tenant" and can we find a trustworthy manager to oversee the asset ( especially with buying multiple properties and having limited experience).These are a few more thoughts that come to mind.Thanks,George

Indeed I need someone with experience/trustworthy in  my situation.  

If you believe they are trustworthy tenants, in spite of no credit history and short employment, don't bother with the co-signer.

You also need to feel very comfortable that the operator is trustworthy and credible and trust isn't given it is to be earned. 

If you're worried about the inspection period, have a trustworthy contractor walk the property with you before placing an offer. 

Any recommendations on websites or networks that are trustworthy, legit, to find foreclosure, short sale listings?

If every contractor out there was trustworthy, reliable and did great work then I would buy into the "just hire a professional....it ends up saving you $$ and the work turns out better"....but lets face it...... that's not reality.

I don't like the idea of the fee but they are otherwise good and trustworthy.
