No, I think it is their self described "band of scrappy bankers and engineers" actually just trying to create a white label service where the QI has no liability and no effort to expend other than holding the money in some account doing heaven only knows what to make their profit.

However, like I said, if I were to actually carry out the strategy I basically "back-of-the-enveloped" this morning, I would add some ingredient involving greater effort and greater likely profit, such as short-term rentals, to guarantee positive cashflow.Let's look at the position a hypothetical investor like OP would be in if she actually bought 13 multi-family properties like the ones I described.

Your comment on distribution and contribution makes sense though That term is usually used for when the loan/mortgage is under your personal name and then you transferred the deed to the LLC.But if you meant just commingling funds, that's usually a no-no but you must make it clear in allocating those funds between contribution and distribution so that you have a paper-trail of what happened to that money and this way it won't be labeled as commingling
