I don't know anything about buying larger MFRs, but it scares me that you're putting all your eggs in 1 basket, since you have so many eggs (but not millions of extra eggs).

I feel like that's putting additional eggs in the same basket and not the best use of 10k to someone who couldn't afford to come up with 3.5 FHA downpayment in the first place.
