You might get a deal to go if you work long and hard enough at it but how many easier and more fruitful deals will you have passed along the way.Have to analyze and work on the best return deals the quickest to increase your dollars per hour earned.

I don't know anything about buying larger MFRs, but it scares me that you're putting all your eggs in 1 basket, since you have so many eggs (but not millions of extra eggs). 

I feel like that's putting additional eggs in the same basket and not the best use of 10k to someone who couldn't afford to come up with 3.5 FHA downpayment in the first place.
