1)  Accrued ratably means to multiply the total discount by the following fraction:(A) the number of days you hold the note, divided by(B) the number of days after the date you acquire the note and up to (and including) the date of its maturity.You take this amortized amount as ordinary income when you sell the note or you can elect to take a piece into income each year.

you would want to ask what your security is.. and with a company of this size they usually have PPM type offerings or they are real estate brokers in CA  were their assets are and are doing fractionalized  interests in existing notes bringing people in and out as their needs arise.

You can sell mortgage notes to a SDIRA if you assign them in their entirety, but you can't fractionalize the note or use the funds in multiple projects without creating a registered fund.

You might be able to do what you want with a loan, and some type of fractionalized note, with an option to purchase a unit upon completion, I'm not sure.

Once you get the assessment : they can maybe wave the initial cost and deducted from their bid to fix or you can have your contractor fix it for a fraction of the cost.
