It is easy to get bogged down in elaborate spreadsheets, expense categories, and the like, especially for someone like me who has spent his career in administration and executive management, so I have to make conscious efforts to KISS when it comes to taking care of the non-profitable portions of my business.

The last one I still have is a property that was used commercially as a bar and gas station that unknown to me may have environmental problems.

In the examples you provided environmental issues are caused possibly even health risks, I never heard of a bandit sign that killed somebody or put a hole in the o-zone layer.

Be sure to find a good environmental consultant to perform a proper asbestos and lead survey before you start the work, as you want to ovoid huge fines, even jail time, and lawsuits by tenants exposed to A or L.  

Yet as far as I know, I am one of a very, very small number of landlords consciously trying to attract geriatric health care workers near geriatric facilities as tenants by targeting them in my advertising and giving them what they want.
