Eventually I realized that Schiff and all the others may be correct about the upcoming collapse (every fiat currency in the history of the world has eventually failed), but I just don't think anyone is any good at predicting when (Schiff has been saying it is right around the corner since 08) (another thing about Schiff, he sells precious metals, don't ask a barber if you need a hair cut).

For something as little as a clogged toilet or backed up shower (wifey's hair), I can open an app, and a few taps later, it's taken care of within a few hours. 2) Amenities - I rent a place that's nicer than I'd buy.

@Jonathan R McLaughlin thanks I felt like it would be a waist of time to have her sign something that she would not sue down the line also. seems like just letting her walk with he prorated rent will hopfuly get her out of my hair. good riddance.

You know better, even if it's just a hinky feeling that you have that brings up the hairs on the back of your neck.Once you take money from this tenant, you owe them.

It depends on some major factors that have already been covered: class of the building/area, payment and behavior history of the tenants, how much works needs done to the units if they are vacated, how much you can increase the rents for new tenants, how quickly the units will rent/how hot the rental market is in that area, how much you do or don't mind having to find and place new tenants.Sometimes I'll get a multifamily with GREAT tenants in them that are paying market rent, or maybe just a hair below, and they've maintained the place very well.

My only problem has been a commercial space where a hair salon had to shut down due to covid and I let them out of the lease.
