I have been browsing this site closely for about a year now and feel ready to buy my first investment property.

There is a lot of good information you can browse through on the forums to get some ideas on how to start.How much money do you have to invest?

For example, I live in and have access to the Twin Cities MLS system (the MLS is what you can access, if licensed, to browse properties listed for sale, etc), so I have great coverage of active/pending/sold properties in the Twin Cities and surrounding areas.

I have read the beginners guide on here and browse the forums, but I feel like Chicago is a special place.

After browsing current rentals on AirBnB in my area (Ben Lomond, Scotts Valley, Felton), I noticed that most of them are fully booked for the next few months.

Spend free time browsing through the forum boards and watching videos. 

After browsing some old BiggerPockets forums it seems that there is some relative difficulty finding properties that cash flow along with House Hacking in NJ.

Hours of browsing on here is more information than any real estate course can offer.

Browsed Zillow and driving around the city looking for properties.
