We opened up an investigation on them through the postal service, because it is wire fraud, but we were told the chances were slim that we would see a resolution.......and they were right!

So I started looking into multifamily properties in my S Florida area (admittedly only on MLS sites like Zillow/realtor.com) and there are slim pickings with massive price tags.

@Jay Hinrichs Yeah - 25% seems slim.

@Jamie Henkin making an offer never hurts, however most turnkey operators work on pretty slim profit margins so don't expect a large discount off purchase price. 

Taking over loans with no equity or bad terms and where there is a slim chance of paying off in full if DOS comes up puts the seller at risk, IMO, and shouldn't be done (again, just my opinion).

Chances are very slim to getting refi, your not a resident and pretty sure you have no tax filings to prove that your actually turning a profit on the properties.

Pickings might be slim for a bit.

The margins sound too slim to me.
