@Jamie Henkin making an offer never hurts, however most turnkey operators work on pretty slim profit margins so don't expect a large discount off purchase price.

Taking over loans with no equity or bad terms and where there is a slim chance of paying off in full if DOS comes up puts the seller at risk, IMO, and shouldn't be done (again, just my opinion).
