Working remotely will be more popular going forward - even after we have worked through the current virus situation (its now been more proven to work and is more accepted)People will not be so physically tied to the Bay Area to be able to work for bay area companies - like tech and othersReducing expenses will be on the top of peoples minds everywhere.Moving to lower cost of living (and higher quality of life) while still staying in the state will be even more of a plus than it has been in the future.As people sell in this area, others will be there to buy.Not a crystal ball, just my opinion based on having rental properties in the area for a while.

Obviously nobody has a crystal ball, and just because you may be starting at a later phase in the cycle doesn't mean you shouldn't begin investing, but you should also look at what targets you think you can reach within what time period so that your portfolio will continue to grow over multiple cycles.

.) + shiny tubs, sinks & faucts, crystal clear windows, a few trendy updates to deco & fixtures, super clean & pest free/quarterly-controlled "pleasant homes" not "just houses" (quarterly pest control is also when we do our quarterly inspections inside & outside our properties = for our protection of our property & address any issues more quickly ) + we truly care about our tenants and their comfort and safety and we really care about the upkeep of our properties (quick & attentive) = that's all some purty good incentive right there, ain't it?

If you are waiting for a 20% drop in prices in SF before re-deploying your war chest capital, I suspect you may have to wait a LONG time as I doubt it will happen in this downturn just based on previous dips and things are not nearly as crazy (yet anyway) as last peak ... my crystal ball is no clearer than yours is, though, and if I'm wrong I will be glad as mentioned.
