I obviously want to use this as much as possible as it is cheaper and simpler than using hard money.I simultaneously built a relationship with a local hard money guy so that if/when I run into deals that won't fit on my LOC, I can still execute.Bottom line: If you can, get an LOC collateralized by equity in your properties.

If you are looking at buying your first property while simultaneously investing I think it could be the right strategy, especially if you run the numbers in your area and see that the renters will essentially pay most of / all of your monthly expenditures.

Newb here, so if occupying the house and simultaneously renting one of the rooms, which i understand to be "house-hacking",  gets me a lower rate on a traditional loan than i was unaware, but that still leaves the lack of capital for a down payment. in which ive heard of seller financing deals where that was rolled into the monthly payments for the first year or two.

If you purchase the lender's policy and the owner's policy at the same time (which almost everyone does) from the same provider, you can get a simultaneous issue discount.
