I just REALLY need to make sure I am not making a BIG mistake by buying a 2BR 3BA townhouse rather than a 3BR 2BA house... because it is more important to me that this will eventually become a semi decent asset in the future and to me it seems the 3BR house would be that rather than a 2BR townhouse.

As an investor, you have to adjust with the market and it's way more important to buy "semi-good" deals that are considered singles or doubles than wait forever for that "home run" - real estate is a long game, not a short one!

There are some gems (OK maybe only semi precious stones) In the leftover list but you have to weed through a lot of crap to find them.

Do you have anything in your lease regarding maybe installing semi-permanent structures in common areas (i.e., the backyard)? 

I have stayed at ones with with ring cameras on the front door and off the back corner of the house shooting toward the driveway, but not at the semi-private expansive deck.
